This page explains what personal information I collect through dylanferguson.me, why I collect it, who it is shared with, and the choices you have. I only ask for what I need to help you with your property enquiry.

Who I am

This website is run by Dylan Ferguson, Senior Private Client Adviser at Equity Real Estate, a real estate brokerage in Dubai, United Arab Emirates. In this policy, "I", "me" and "my" mean Dylan Ferguson acting on behalf of Equity Real Estate. For any privacy question or request, message me on WhatsApp at +971 58 593 9028.

What I collect

When you fill in the enquiry form, I collect:

• your full name and WhatsApp number
• the answers you choose: what you're looking for, your budget range, who you're buying for and your timing
• your consent to be contacted, and the date and time you sent the form
• the page you were on and, if you arrived from an advert, the campaign details in the link (such as utm tags, or the click identifiers Meta and Google add)

When you message me on WhatsApp, I receive your name, number and anything you choose to send me.

If you go on to buy or sell property with me, I will need more information, such as identity documents and proof of funds, because UAE law requires real estate brokers to verify their clients. I will explain what is needed at that point and collect it separately, not through this website.

Automatically, when you visit the site, the company that hosts it records standard technical details such as your IP address, browser type and the pages requested, for security and to keep the site running. The fonts on the site are loaded from Google Fonts, so Google also receives your IP address when a page loads.

Cookies and tracking

The site itself does not set advertising cookies. It uses your browser's session storage to remember which advert or link brought you here, only for the length of your visit, so your enquiry can be matched to the right campaign. This is cleared when you close the tab.

If I add measurement or advertising tools in future, such as the Meta Pixel or Google Analytics, those tools may set cookies to measure how adverts perform. I will update this policy before doing so, and they will only be used as the law allows.

How I use your information

• to reply to your enquiry and send you the property information you asked for
• to contact you by call and WhatsApp about property that matches what you told me, as you agreed when you sent the form
• to arrange viewings, reservations and the paperwork for a purchase, if you decide to go ahead
• to understand which adverts bring useful enquiries, so I spend less time and money on ones that don't
• to meet my legal and regulatory obligations as a real estate broker in the UAE

I rely on your consent to contact you, on taking steps you ask for before entering into a contract, on my legitimate interest in running and improving this site and my adverts, and on legal obligations where the law requires me to keep or check information.

Who I share it with

Your number goes to me only. I never sell your information or add it to lists for other businesses. I share it only where needed:

• Equity Real Estate, the brokerage I work for, which keeps client records
• Service providers that help me run this site and manage enquiries, such as the website host (Vercel), WhatsApp (Meta) and the customer database I use to keep track of enquiries. They may only use your information to provide their service to me.
• Developers, when you ask me to register your interest in or reserve a property
• Partners such as mortgage brokers, currency firms, visa, legal or snagging companies, only when you ask me to introduce you
• Authorities, when the law requires it

Information stored outside the UAE

Some of the service providers above store information on servers outside the UAE, for example in Europe or the United States. Where that happens, I use established providers that protect personal information to recognised standards.

How long I keep it

I keep enquiry details for as long as we are in touch about property, and for up to 24 months after our last contact, so I can pick up where we left off if you come back. After that I delete them. If you buy or sell through me, transaction records are kept for as long as UAE law requires.

Your choices and rights

Under the UAE's personal data protection law, you can ask me to:

• tell you what information I hold about you, and give you a copy
• correct anything that is wrong or out of date
• delete your information, where I'm not required to keep it
• stop or limit how I use it
• stop contacting you. You can withdraw your consent at any time by replying "stop" on WhatsApp or telling me on a call.

To make a request, message me on WhatsApp at +971 58 593 9028. I will reply as quickly as I can, and within 30 days. If you're not happy with how I've handled your information, you can also complain to the UAE Data Office.

Keeping it safe

The site is served over an encrypted connection (HTTPS). I keep enquiry details in password-protected accounts that only I and authorised colleagues at Equity Real Estate can access, and I don't keep more than I need.

Links to other sites

This site links to WhatsApp and Instagram. Those services have their own privacy policies, which apply when you use them.

Changes to this policy

If I change how I use your information, I will update this page and the date at the top.
